Brand-approved photographer
Álvaro Mayorga
The eye and consistency of Álvaro Mayorga, co-founder of Gatopardo Media, earned him selection by the most demanding platforms in hospitality: he is part of the Airbnb Professional Photography Program and a Marriott brand-approved photographer. That same rigour, applied to your property.
The problem is not your property. It is how it is being shown.
Plenty of remarkable Airbnb listings fail to stand out because the images do not carry the real experience: dark frames, improvised composition, no visual narrative. And when perception carries no value, guests compare on price alone.
A well-photographed property does not just look better. It books more.
On a listing, the cover photo decides whether you get compared or skipped.
Guests do not start by reading your description: they scan a grid of thumbnails. The cover photo is what decides whether they tap or keep scrolling — and that tap is the signal the platform reads as relevance.
From there runs a chain every host recognises: more clicks lift your search ranking, a better ranking holds your occupancy rate, and sustained occupancy is what lets you raise the nightly rate without going empty.
The same images then travel to Booking, VRBO and the other OTAs, where the visual comparison is even more direct because the guest sees ten properties at once.

Why Gatopardo
Visual direction up front — Before shooting we study the architecture, the guest experience and what sets the property apart from the listings next to it.
Editorial production per platform — Light, composition and narrative worked so the property creates immediate desire on every channel.
Images that convert — Built to earn more clicks, raise perceived value and justify a better nightly rate.
Properties that stand out in the market
Good photography is not a cost. It is your nightly rate.
The Airbnb Professional Photography Program reports that hosts working with professional photography see an average 21% increase in earnings and 19% more net bookings, and that 85% recover the investment in a single night.
It is not a marketing trick: the image is the only thing a guest has before deciding. When it carries value, the conversation stops revolving around price.
Setting the right expectation protects your rating.
A photograph that oversells wins the first booking and loses the review. And in vacation rental the review outweighs the booking: it is what holds your rating, and your ranking and Superhost status both rest on that rating.
So we do not dress spaces up — we direct them. We show the property at its genuine best, so the guest arrives and finds exactly what they saw.
What a production day looks like
Most properties are covered in a single day. We work from sunrise to sunset, because every space has its hour: the terrace wants first light, the interiors want mid-morning, the pool and the facade want dusk.
The size of the property and the number of spaces decide whether one day is enough or the production should be staged. That is settled beforehand, in the proposal — not on the day.
Frequently asked questions
How far in advance should I book the shoot?
The date depends on calendar availability and, for coastal properties, on the hours of light the project needs. The first thing we do when a request comes in is check the calendar and propose the workable dates.
How long does the shoot take?
Most properties are covered in a single day, working from sunrise to sunset to catch the best light for each space. Size and the number of rooms decide whether one day is enough or the production should be staged.
How long until I receive the edited files?
Between 5 and 10 business days, depending on the number of photographs, reels and videos. The exact turnaround is set in the proposal, once the deliverables have been agreed.
How many photographs does my listing need?
It depends on the spaces, but the working rule is to cover every room the guest will actually use, plus a cover photo that works as the front image. A listing with unphotographed spaces raises doubts, and those doubts get resolved by moving to another property.
Do the images work for Booking, VRBO and other platforms?
Yes. We deliver the material prepared for Airbnb and for the other OTAs, as well as your own site and social media. Each platform has its own technical requirements and the delivery is cut for every channel.
Do I need to prepare the property before the shoot?
Yes, and we send you specific preparation notes per space ahead of the date. A prepared property yields far more in the same day: more rooms get shot and less time is lost tidying.
Can I use the images on my own site and social media?
Yes. We deliver usage rights over the images for the promotion of your property: listing, OTAs, own site, social and campaigns.
Do you work with properties outside El Salvador?
Yes. Beyond El Salvador and the region, we have shot premium vacation rental properties in the United States: the gallery on this page is one of them, in Silver Spring, Maryland.
